This may actually be our favorite building. Then why are we selling? We have decided that our niche is in multi family buildings of 4 units and up. We've found that this style suits our business model, so most of our single family homes and duplexes (2 units) are for sale. Click on the heading in each ad for more information. We are very up front and complete in our information, so don't be afraid to ask questions or make offers. You won't insult us. We'll either say yes or no, and if we say no, we'll say it nicely!
We are selling this building because we no longer want to own in this neighborhood. We are focusing on the Upper Main St. area, Pleasant St., etc. This doesn't quite fit our model. We've held it this long because it's just so profitable. A great first building for the new investor, even owner occupied.
We are selling this building for the same reasons we're selling 2 Carey. We have decided to focus on a different type of unit and different type of tenant. Although this building is one of our top cash flow buildings, it is a distraction because it doesn't fit our desired business model. (Blue collar neighborhoods, close to downtown Waterville and Mayflower area)
