Here is a little "before and after" for your educational and entertainment experience. We hope you extract some value from it because it was quite an expensive venture. Staging the "before" shots took alot of careful planning. First I scoured the countryside for the worst tenants we could possible find, hoping for the best. Then I repeatedly ignored "warning signs" that they were lying, keeping many more pets than they claimed, damaging the apartment with angry outbursts, allowing the pets to urinate in all the rooms at will, etc. In my infinite wisdom, gleaned from MONTHS of experience as a landlord, I decided it was better to leave them in than boot them out because an empty apartment is not a good thing to have! We have changed our minds on that philosophy after this well documented experiment. A lovely, clean apartment staying vacant for 3-4 months....not so bad compared to some of the possible alternatives....

On a more serious note, this apartment was renovated using our typical two-tone scheme of semi-gloss white trim with coffee, cream, or gray-blue colored walls. We either replace damaged baseboard heating covers, or at least paint with an off white color matched from the original panels (a metalic gray white). We now use Engage Essentials vinyl plank flooring and have a plan in place to be able to replace individual planks when damaged vs. ripping up carpets or replacing (or deciding to live with!) damaged vinyl. Cost is $2.69 PSF vs. .$99 for some regular click laminate, but we are anticipating this being the "final" flooring application. we are also doing away with ALL carpeting on a case by case basis.

I have not labeled "before" and "after" just to add a layer of challenge to the "presentation" .... see if you can tell!
